Request a Presentation On How We Will Market and Sell Your Home. Remember, All REALTORS® Are NOT Alike. A "Listing Presentation" is an industry term for the formal presentation that a REALTOR® makes to prospective home sellers, trying to earn their trust and business. Don't list your home with a real estate agent without it! We would love the opportunity to make such a presentation to you. We will visit your State College, Bellefonte and Centre County home, and together we will walk through it, considering the positives and negatives (if any!). You will then see exactly how we would propose to sell your home, for as much as the market will bear, and within your time frame. We will tell you where we will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top REALTOR® that can extensively market your home online! And you'll find out what your State College, Bellefonte and Centre County home is worth, because part of our presentation will include a CMA (Comparative Market Analysis) of your home. We will compare your home to others like it in State College, Bellefonte and Centre County that have recently sold, and also to others that are currently for sale. This is a very important way of determining the fair market value of your home. We make presentations and prepare CMAs for prospective home sellers every day. We have literally done thousands, and we know exactly what puts a big SOLD sign in your front yard. We would love the chance to make a presentation for you. Yes, you can request a in-home presentation of how we would market your property in State College, Bellefonte and Centre County! We do these presentations for people all the time. It's our job!
Making An Offer >Negotiations Part 2
If you are the buyer in a home sale transaction, you should be prepared to submit an offer to the seller. An offer is not simply the price -- there are more components involved.
The real estate agent will act as the conveyor of information. There are a few things to look out for in such negotiations: 1) include a finance contingency, even if you have loan pre-approval, 2) insist on an engineer's, termite and radon inspection contingencies, 3) itemize the personal property you want included, such as chandeliers or drapes, and 4) submit the closing date you prefer.
Buyers should be prepared to make their best offer first, but if that offer is not acceptable to the seller, they should expect to go through a round of counter-offers.
